When a property is genuinely unique, the comparable-sales approach stops being a lookup and becomes a construction. We build value from components: land and water frontage, dock and seawall condition, improvement quality by system, and scarcity of the specific view corridor.
Each component is priced against the closest available evidence, then reassembled. The result is a range a buyer's advisor can interrogate line by line — which is exactly what happens in a serious negotiation at this level.
Overpricing a unique asset is more damaging than overpricing a commodity one, because the qualified buyer pool is small and has long memory. A property that sits becomes the reference point for its own discount.
