Building the Buyer Pool Before You List Industrial

Single-tenant logistics assets sell on the strength of the buyer list, not the brochure. How we assemble one before going to market.
By the time an industrial asset hits the open market, the outcome is largely already determined by who knows about it. We spend the pre-marketing period assembling and qualifying the pool: 1031 buyers on a clock, private capital with a mandate for the asset class, and institutions with regional allocation left.
Qualification is specific. We confirm the source of funds, the decision process, and the closing timeline before a tour is granted. A tour given to an unqualified party costs the seller time and information.
The offering memorandum matters less than the underwriting file behind it. Serious buyers move quickly when the rent roll, lease abstracts, environmental reports, and capital history are already organized and consistent.
That preparation is what converts a competitive process into a clean close — and it is the difference between a headline price and a price that actually funds.
